There are many project delivery models when the construction of the project is considered. We offer flexible approaches that can be tailored to your specific requirements and objectives. They include:

Design-Bid-Build
Design-Build
Design-Construction Management
Design-Bridging

Each of these delivery methods has specific advantages and disadvantages; no single one is right for every project. We will carefully review the options with you and determine the approach most appropriate to your project.

Design-Bid-Build

In this model, Stratton Brook prepares construction documents (drawings and specifications), which are used to solicit bids from several local general contractors. During construction, we provide architectural and engineering oversight, and construction administration.

 

Design-Build

When speed, performance and control of cost are priorities, Stratton Brook will team with a constructor to provide a fixed price contract at the conclusion of design development. Under the terms of that contract, our team will prepare construction documents and construct the project.

 

Design-Construction Management

During the design phase of the Project, Stratton Brook will assist the Owner to request proposals from and to interview prospective Construction Managers. The eMs will be evaluated based on relevant experience, project team composition, fee structure, and chemistry with the Owner and design team.

Depending on the timing of this interview process, the prospective CMs can also be asked to present a Guaranteed Maximum Price proposal based on the design drawings and specifications to date. Stratton Brook will assist in the evaluation ofthese GMPs for their accuracy and completeness, and will advise the Owner regarding appropriate contingency levels and other budget factors.

Following selection, the Construction Manager becomes an important member of the team who will influence the construction documents and will assist in finalizing both budget and schedule.

 

Design-Bridging

Bridging is a hybrid of the traditional Design-Bid-Build method and the Design-Build method. In Bridging, Stratton Brook carries out Schematic Design and Design Development in a conventional manner. Following approval by the Owner of the project's design, we create Bridging Contract Documents for the purpose of soliciting Design-Build proposals inclusive of construction documents and construction. In this delivery method, we provide the healthcare planning and design expertise to facilitate the Owner's control of program requirements and design solutions, while still allowing the Owner to gain the benefit of a competitively-bid Design-Build process. Stratton Brook will review the development of construction documents by the DesignBuilder for compliance with the Bridging Contract Documents, and will serve as the Owner's representative during construction.
